Buying & Selling Tips
Practical guides to help you navigate the Sonoma County real estate market with confidence.
As a real estate agent, my top priority is simple: protecting my clients’ pocket book and getting them the best deal possible. Whether you’re buying your first home or selling a longtime property, having a strategic, experienced negotiator on your side can make a massive difference — and 2025 has been proof of that.

In my last post, I discussed the crucial role of a hard-working buyer's agent in safeguarding your financial interests. This week I’ll share some of the responsibilities I take on as a seller’s agent, specifically in the period before a house goes to market. (Some of these may surprise you since many agents won’t go to these lengths for their clients!).
Are you a landlord, homeowner, or investor looking for reliable tenants? Have you considered accepting Housing Choice Vouchers (also known as Section 8)? This federally-funded program can provide a steady stream of income while helping those in need find stable housing.
This week we are going to dive into strategies and misconceptions around refinancing a mortgage and debt reconfiguration. It may sound complicated, but trust me, I’ll walk you through it, and it could save you a ton of money.

I’m excited to share that the home I listed for my clients in December is officially SOLD! This was such a rewarding project to work on. We had been talking about selling for a few months, and when they decided to move forward, we acted quickly to get it on the market before the holidays.
The face of homeownership is changing. According to a recent report, the typical first-time homebuyer in the U.S. is now 38 years old—the highest median age ever recorded. This is a significant shift from previous decades when most first-time buyers were in their late 20s or early 30s. And the average age of anyone buying a home in the U.S. has hit 56 this year, up from 49 last year. While it’s clear that homeownership is still a financial goal for many, the path to getting there has become more complex.
As I work with people in our community to help them achieve their real estate goals, I often hear a recurring question: “We’re considering keeping our current house as a rental, but we also want to upsize into something bigger and better for our family.” This is a common scenario and one that comes with many considerations.
The real estate market is replete with agents who approach their role as a mere transaction: show a house, write an offer, collect commission. But this falls tragically short of the service that buyers deserve. A truly exceptional agent goes beyond the contract, becoming a trusted advisor and advocate for their clients.
Real Estate Market Updates
Monthly insights, price trends, and forecasts for buyers, sellers, and investors.
Sonoma County’s market remains tight despite rising inventory nationwide. I’m working with motivated buyers seeking unique homes—think East Santa Rosa with separate living spaces, West County parcels with room to grow, and character-rich properties in Petaluma, Healdsburg, and beyond. If you’re thinking of selling, now’s a great time.
Despite uncertainty in the world, Sonoma County buyers and sellers are staying active—and they're not alone. The local market is gaining momentum, and nationally, more people plan to buy homes in 2025 than in recent years. With real estate offering stability, rental income, and long-term value, it remains a smart hedge against market volatility.
This is the first video in a series exploring the ins and outs of real estate investing. One way to remember of benefits of real estate investing is to think of think of the acronym I.D.E.A.L. Which stands for Income, Depreciation, Equity, Appreciation, and Leverage. (But it’s missing a huge one which is taxes!). Let me know if you can think of a better acronym that includes tax savings :)
As we approach the 2024 Presidential election, many potential home buyers and sellers may be wondering how this significant event could affect the housing market. It’s a valid concern—buying or selling a home is a major decision, and understanding the broader economic context is essential.
The Federal Reserve lowered interest rates yesterday for the first time since March 2020, giving homebuyers a chance to secure loans at lower rates. In Sonoma County, this has already impacted the market, with an increase in active listings and buyers making offers. While the market isn't as frantic as 2020 and 2021, competition remains, and multiple offers are still common. With limited housing and strong demand, now may be the perfect time to upsize or purchase a first home. If you have questions about buying or selling, or need guidance, feel free to reach out.
The real estate market is reflecting the thermostat… It's hot! There are 856 active listings in Sonoma County, compared to 550 active properties for sale at this very same time last year. That's a whopping 55% increase!
