Sonoma County Housing Market: A Shift, But Still Limited Options for Buyers
While recent real estate headlines have focused on the increase in housing inventory and a slower absorption rate, Sonoma County remains a unique market compared to many other regions in the U.S. Even with the uptick in available homes, inventory is still incredibly limited when compared to national trends.
Across the country, areas that have seen substantial new construction and a more balanced market may now be entering a buyers' market. However, here in Sonoma County, we're still on the edge of a balanced market—just barely. Many of my buyers are still actively seeking properties, and the demand remains steady.
I’m currently working with several motivated buyers, each with unique needs, and the demand for specific types of properties remains strong. For instance, I have two buyers actively searching for a home in East Santa Rosa. They're not just looking for any property—they need one with separate living spaces and ideally, two en suite bedrooms, perfect for multi-generational living or hosting guests in style.
Over in West County, interest in larger parcels is growing. One client is looking for a sprawling property with multiple homes, while another is seeking something more modest—just an acre or so—with the possibility of adding a charming guest cottage.
On the more character-driven side, I have several couples on the hunt for homes with personality and flair. They’re drawn to the charm of unique architectural styles like colonial manors, mid-century modern homes, or Victorian properties. Some in Santa Rosa, some in Petaluma, some in Healdsburg, they’re after homes that stand out and tell a story.
One of my buyers is searching for a country retreat near where their horses are boarded in Northwest Santa Rosa—ideally with a half-acre of land. It’s clear: there are buyers out there, ready to find the perfect fit, and they’re eager to explore everything that comes onto the market.
