Petaluma vs. Sebastopol: What the Homes, Prices & Lifestyle Tell Us

Two Sonoma County Towns. Two Very Different Markets.

Petaluma and Sebastopol are only about 20 miles apart, and from the outside, they can seem to offer a lot of the same things: great food, wine country, access to nature, strong communities, and that unmistakable Sonoma County lifestyle.

But when you look more closely at the real estate, the differences are surprisingly significant.

For my newest video, I pulled recent sales and active listings in both markets and compared what buyers are actually finding at different price points — from $700,000 to over $2 million.

At some price points, Petaluma offers considerably more choices. At others, Sebastopol opens up — particularly when acreage and country property enter the picture. As the budget changes, the type of home available in each community can shift dramatically.

I also get into some of the differences that don’t show up in the numbers:

Petaluma’s historic West Side versus its newer East Side neighborhoods, Sebastopol town versus the much broader West County market, commute and everyday conveniences, acreage, community feel, and what daily life actually looks like in each place.

Even if you already live here and have no plans to move, I think it’s a fascinating look at how two nearby Sonoma County markets have developed so differently — and what buyers are prioritizing right now.
