Country Property: Wells & Water Explained
I’m excited to share the first video in a new series I’m starting about buying country property in Sonoma County.
One of the things people love most about living here is the countryside — the rolling hills, vineyards, small farms, and quiet roads that wind through redwoods and open land. I work with many buyers who come here hoping to find a home with a little space: room for kids to run around, gardens to grow, animals, or simply more privacy and breathing room.
But buying country property is different than buying in a neighborhood with city utilities. There are a few systems and considerations that really matter when you’re evaluating rural property.
This new series is designed to walk through those topics one at a time.
The first episode is all about wells and water availability — something every country property owner relies on, but many people don’t fully understand.
If you already own a property with a well, you’ll probably pick up a few helpful insights. And if you’ve ever dreamed about owning land or country property in Sonoma County, this is a great place to start.
In the video I talk about how groundwater works in our area, what to look for when evaluating a well, and a few of the questions I always ask when helping buyers purchase rural property.
I hope you enjoy it.

And if you’re thinking about country property — whether that’s outside Sebastopol, Santa Rosa, Healdsburg, Petaluma, or Penngrove — feel free to reach out. I’m always happy to talk through what you’re looking for and help you evaluate whether a property truly supports the lifestyle you’re envisioning.
More episodes in this series are coming soon.
