It depends on the property and the likely return. Some repairs can remove buyer objections, improve presentation, or make a home easier to finance and insure. Others may cost more than they add in value. I look at the expected cost, the likely buyer for the home, competing listings, and current market conditions before recommending where to spend money. In some situations, selling as-is is the better strategy.

Often, yes. Pre-listing inspections can uncover issues before buyers do, give us time to decide how to address them, and provide buyers with more information upfront. The right inspections depend on the property. In addition to general home and pest inspections, some Sonoma County homes may warrant roof, sewer, well, septic, or other specialized inspections. I make those recommendations based on the individual property rather than using the same inspection package for every home.
