Market Update: Second Quarter of 2026

The Sonoma County housing market picked up some strength in the second quarter, and one of the biggest things I’m watching is inventory.

There were 19% fewer homes available at the end of the quarter compared with last year, yet sales actually increased. A total of 1,121 homes closed in Q2, up 6.6% and the strongest second quarter we’ve seen since 2022.

That combination — fewer homes for sale and more buyers successfully making purchases — created a more competitive market in many areas.

The median sales price reached $875,000, up 2.3% from last year and a new second-quarter high. Homes also sold a little faster, with a median of 28 days on the market. Nearly 40% of homes sold above asking price, and sellers received an average of 100.3% of their list price.

Of course, those numbers don’t mean every home is receiving multiple offers. I’m still seeing a market where pricing, preparation and presentation matter tremendously. Buyers are paying attention and can be selective, but when the right home comes on the market at the right price, they’re often willing to act quickly.

There were also a few encouraging signs in the broader economy. Mortgage rates remained below where they were a year ago, Sonoma County unemployment improved to 3.7%, and inflation cooled in June.

My takeaway from Q2 is that the Sonoma County market remains remarkably resilient. We had substantially less inventory, yet more homes sold, prices edged higher, and competition increased.

For sellers, that can create real opportunity — particularly when a home is positioned well from the beginning.

For buyers, it means being prepared matters. Good homes can still move quickly, and having a clear strategy before the right one appears can make all the difference.
